Inventory:
An inventory report is a true, unbiased report of a property usually done before the start of a tenancy. It is the truest representation of your house backed up with photos and metre readings. This is done to ensure that your house is returned to you in the best kept manner possible and if any damage is noticeable during the period of tenancy, it can be compensated and to make that possible it is imperative that a list of the fixtures, fittings and other items be maintained with all specifics and particulars. The detailing of each room is done with close attention. Third party intervention is favoured by most for the most unbiased and reliable reports.

CHECK IN:
When the tenant is ready to move into the property, a check in service is carried out wherein we walk the tenants through the inventory report and the property made prior to the check in and get them familiarised with it. This process makes sure that they agree to the conditions and contents of the property. Any additional notes and remarks are added to the report if necessary. The report is then signed by the tenants in front of our officials to confirm to it. This is done to make sure that the tenants know the conditions of the property beforehand and know that they must return it in similar conditions. This is done to avoid any dispute at the end of the tenancy and to reach an understanding between the owner and the tenant(s) in the presence of an unbiased third party.

CHECK OUT:
This is a detailed report of the conditions of a property at the end of the tenancy. This report is then compared to the report made at the start of the tenancy and a final report will be made which consists of the differences in the condition of the property found between the before and after reports.This is categorised fairly into as a result of “wear and tear”, “maintenance issues” or just “need to be cleaned”. When the tenant is present the key differences that may affect the return of their deposit will be highlighted. The final metre readings will be recorded, keys will be collected and returned to wherever instructed and securely close the property before leaving.

Mid term inspections:
An interim report is conducted on a periodic basis and is reported to the landlord and/or the managing agent. This helps bring peace of mind to the owners of the property that their properties are being taken care of. Our clerk would also bring forth any concern that requires attention to both the parties and try to reach an understanding on the issue. Some usual causes of concern could be mildew, moulds, tenant damages or even leaks. The tenants needs will also be tended to for instance if the heating isn’t working or any maintenance issue that would require attention.

Key collection and delivery:
Due to busy schedules it may not always be possible for us to meet at the property, we can always collect it from letting agents or private landlords and return them after the completion of the report.
