The inventory Report is a detailed record from a visual inspection. It is compiled in good faith to provide an accurate descriptive record of the applicable property’s contents and condition and the cleanliness of such contents on the date of the report. The inventory is prepared by Asgard inventories as an information guide to help both the Landlord and tenant. To ensure our report is clear and concise we do not use any acronyms only descriptive terminology.

Asgard Inventories are not trained or qualified property surveyors. Under no circumstances should this inventory report be used as a structural survey of the property. This report will not necessarily mention structural defects and does not give any advice on the cost of any repair work, or the types of repair which should be used. It should be noted that we are not specifically trained or qualified as legal experts on any type or kind of cloth, wood or other material. The Inventory Associate will also not comment on questions relating to deposits; all such matters should be directed to the managing agent and or landlord.

This report offers no guarantee of, or reports on, the adequacy of and or safety of any equipment or contents, it merely provides a record that such items exist in the property at the date of the service.

Please be advised that items left in the loft, cellars or in locked rooms will not be inspected unless a key is provided to locked room only.

The movement of any items of heavy furniture or appliances will not be undertaken and therefore some observations may be restricted where such items restrict the full view. The Inspection and photographs that are included the reports maybe hindered due to poor lighting or where the cleaning is below standard. Asgard inventories take no responsibility of errors or omissions in such circumstances.

It is not normal practice to include in detail any numbers and titles of books, plants, paintings or pictures, consumable items, paints, bedding, linen and towels, decorating items and small garden tools and equipment found in garages and sheds. The attending Inventory Clerk will make every possible endeavour to record all utility meter readings at Check-In and Checkout, however, it is not always possible to locate or access the correct meters (especially in communal blocks). It remains the responsibility of the Agent/Landlord to furnish the Inventory Clerk with the correct access keys where required (for example communal meter cupboards), exact location and serial numbers of meters that are not clearly marked with the house/flat number and the existence and location of water meters where applicable. Asgard Inventories cannot be held accountable for any discrepancies. Should meters not be located or accessible then no readings will be taken and we cannot be held responsible for this.

Smoke alarms and carbon monoxide detectors, if easily accessible, will be tested by the clerk, this will be for power supply and recorded on the inventory as 'sound emitted' or 'power light seen', this should not be interpreted to mean that these items are fully working and that the property complies with the 2015 regulations. Asgard Inventories will take no responsibility for damage or mal-function during the testing of such alarms. Smoke tests will only be completed where an alarm can be reached to turn off after response. It is the responsibility of the landlord/managing agent to ensure that the smoke detectors and carbon monoxide alarms comply with the 2015 regulations. The ultimate responsibility for the compliance with the Fire and Safety regulation for furnishing, Gas and Electrical services is that of the instructing principle. If a Fire Label, Certificate has been seen it is merely a record that the item was seen at the time of the inventory. Under no circumstances should this deemed as a specific statement of the fact that the applicable item complies with the Furniture and furnishing (Fire) (Safety) regulations.

The Inventory Clerk is not an electrician or gas engineer and is therefore not qualified to test or report on the safety or working condition of any appliance other than general visual condition. Electrical appliances, boilers, gas fires, water supply, alarms and radiators are not tested. We will state that such an item exists at the property and its current condition.

It is the duty and ultimate responsibility of the landlord, tenant and if applicable agent to agree between them the accuracy of the report produced.

The report remains the property of the instructing party and shall not be used or copied without their written permission.

Please ensure all reports declarations are signed within 5 working days. Please ensure all discrepancy are bought to Asgard inventories attentions within 3 days of the report been conducted.



COVID-19 Regulations
Keys must be sanitised and placed in an envelope ready for the clerk to collect. Our Clerk will ensure the keys are sanitised when they are returned to the agent/landlord



Inventory The inventory will only take place if the premises is vacant



Check-in and check out Check in to be completed with only 1 tenant and the inventory clerk with the appropriate PPE and social distancing where possible. If social distancing is not possible then please beware the clerk might ask the tenant to wait outside during check in.
If you are meant to meet the Inventories clerk at the premises but are showing COVID-19 symptoms- the appointment will have to be re-arrange according the government guidelines at the time of the inventory.



Payment Terms All payments are due minimum 24 hours prior to the service been conducted. If no payment is received by 5pm the day before of the service is due, the booking will be cancelled. On completion of a report a link will be emailed enabling the recipient to download a copy within 24 hours of the visit to the property, whenever possible. If you require a report to returned earlier than this, please advise us at the time of booking and we will do our best to accommodate your request. Asgard Inventories are unable to forward reports to anyone other than the instructing party.
For any bookings made 24 hours or less prior to the appointment will need to be paid and cleared before the report is released.
If a printed report is required an additional charge will be invoiced for printing and postage. Prices vary according to the type of report required, the contents, and size of the property. Prices for a 'furnished' property, means that the property has what we consider to be a typical amount of furniture for a rental property. The extra charges will need to be paid before the report is posted (1 st class Signed For)



Cancellation Policy If the visit is cancelled on the day of the visit, the full fee will be payable.
If the booking has been cancelled the day before, before 5pm 50% is payable.
If cancelled 48 hours or more before the booking a full refund will be given.



Asgard Inventories reserves the right not to attend Court for any disputes arising out of a dilapidation assessment between Clients if the Company’s representative did not attend a check in appointment or sign on behalf of the Client. It has to be accepted that any time lapse between the completions of the inventory report and the check in date cannot be independently verified by Asgard inventories. It has to be acknowledged that some alterations (any amount of damage, items removed or added) to the property may occur within this period. Asgard Inventories will, providing the original inventory for services was provided that this inventory report is completed by Asgard Inventories go to court to argue any dilapidation assessments on termination of the tenancy, between Clients. A fee will be chargeable. In the event of a dispute between Clients & all fees have not been paid in full any reports delivered from services remain the sole property of Asgard Inventories therefore cannot legally be used without written permission in any Court of Law.

If you have a complaint, you should send this by email as soon as possible after the date of the report to info@asgardinventoires.co.uk Your complaint will be fully examined and responded to within two weeks of receipt.
